Sector 99 was laid out by the Noida Authority and it still behaves like an authority sector. You get HIG flats, older authority flats, kothis on plotted land, and builder floors that have come up on those plots over the years. There is very little new construction. Almost every deal here is a resale.

The sector sits next to the 100, 104 and 105 belt, so buyers who cannot stretch to the kothi sectors frequently land here instead.
