Sector 99 was laid out by the Noida Authority and it still behaves like an authority sector. You get HIG flats, older authority flats, kothis on plotted land, and builder floors that have come up on those plots over the years. There is very little new construction. Almost every deal here is a resale.
That shapes how you have to work in it. Stock does not sit on a portal waiting for you — a good flat in a good block often moves through word of mouth before it is ever advertised. The sector sits next to the 100, 104 and 105 belt, so buyers who cannot stretch to the kothi sectors frequently land here instead.

The thing to check before you commit is the building itself. Authority-era blocks vary a lot in how well they have been maintained, and the maintenance record tells you more about your next five years than the asking price does.
