In the sectors around the office belt, especially 135 and 143, the tenant pool is professional and steady. Two things lift rent there more than anything else: a properly finished kitchen and bathroom, and a parking slot. If you are deciding where to spend a little money before letting, spend it on those.

For tenants, the work is being shown places that actually match the brief and being told the truth about them. Water supply, power backup, what the maintenance covers, whether the society has rules that will affect you. We would rather you knew before you moved in.

On paperwork, we do it properly: a rent agreement that says what both sides actually agreed, a clear position on the deposit and how it comes back, and a record of the meter readings and the condition of the place at handover. Almost every rental dispute we have seen would have been avoided by ten minutes of that at the start.

It depends on the sector, the society, the size, the floor, the condition and whether it has parking. Sectors near the office belt like 135 and 143 command more because the tenant pool is deeper. Tell us the society and size and we will give you the current honest number.

Be careful with the number a neighbour quotes you. People remember the rent they asked for, not always the rent they settled at.

How do I avoid problems with a tenant?
