PG is its own market in Noida and it works differently from ordinary renting. An owner is not letting to a family; they are letting a whole building to an operator who will run it as a business. The operator is not looking for a home; they are looking for a building whose layout, location and rules let them fill beds.

For owners, this can be a good answer to a difficult asset. A large kothi or a building that is awkward to let floor by floor can produce steady income as a PG, with one tenant to deal with instead of six. The trade-off is wear — a PG runs harder than a family home, and the agreement needs to say clearly who maintains what.

Not every building suits it. Room sizes, the number of bathrooms, the staircase and the approach all matter, and so does what the neighbours and the society will tolerate. We will tell you plainly if your building will not work as a PG rather than let you find out through a failed arrangement.

For operators, the questions are location against the tenant base, the number of beds the layout genuinely supports, and terms that survive a slow season. Buildings near the office belt and the IT parks fill more reliably than ones further out, and that is worth paying for.
