Around it sit Assotech Business Cresterra, Stellar IT Park, GM IT Park and Logix space. Put together, that is a very large working population inside one sector.

What people from outside Noida miss is that 135 is not only offices. It has villas, high-rise societies and plotted development as well. The residential side is fed directly by the commercial side — a large part of the rental demand here is the IT workforce that walks or drives ten minutes to work.

For an owner, that is the useful fact. A well-kept two or three bedroom flat in 135 rents to a professional tenant with a stable income and a strong reason to stay close by. For a company, the equally useful fact is that taking space here means your staff can actually find housing nearby, which is not true everywhere on the corridor.

Metro access sits at the 142 and 137 stations nearby rather than inside the sector itself, which is worth factoring in if your team commutes by metro.

It is one of the strongest rental sectors on the Expressway. The IT parks inside the sector put thousands of salaried professionals within walking or short driving distance, and that demand is steady rather than seasonal. Well-kept two and three bedroom flats let quickly here.

Two things lift the rent more than anything else in this sector: a clean, properly finished kitchen and bathroom, and a parking slot. Tenants working in the parks will pay for both.
