A large amount of property in Noida sits on land allotted by the Noida Authority on a long lease rather than held freehold. That is a normal and perfectly sound way to own property here — but it changes the mechanics of transferring it.
In simple terms: with freehold property, ownership passes between seller and buyer. With leasehold property, the Authority's permission and paperwork form part of the transfer. That is an additional party, an additional set of requirements, and additional time.
None of this is a problem if you plan for it. It becomes a problem when a buyer and seller agree a four-week timeline that never had a chance of working.

4Understand freehold conversion, if it is relevant
Converting leasehold property to freehold has been available for certain categories of property in Noida, through an application to the Authority and payment of the applicable charges. Availability, eligibility and cost are set by policy and change over time.
If it matters to your purchase, check the current position with the Authority directly before you assume it can be done.
5Build the timeline around it
The practical consequence of all this is scheduling. A leasehold transfer has a step in it that neither the buyer nor the seller controls, so agreements should have realistic outer dates rather than optimistic ones.
Where a buyer's loan disbursement is also involved, sequence the two deliberately. Running them in parallel where possible saves weeks.
