The plotted side of Sector 108 works like its neighbour 105 — kothis, villas, duplexes and bare plots, priced primarily on the land. D-block is the part of the sector asked for by name most often, and that demand shows up both in the rates and in how quickly good stock there disappears.

The difference is that 108 also has established society stock. Parx Laureate and Divine Meadows bring in a buyer who wants a gated building with maintenance handled rather than a house to run. So the sector serves two quite different people, and the two markets price independently.

For a seller that matters more than it sounds. If you are selling a duplex here, your buyer is often weighing it against a three bedroom flat in one of the societies, not only against the duplex two streets over. The pitch — space and independence versus security and services — has to be made deliberately.

For a buyer, having both options inside one sector is genuinely useful. You can compare the two ways of living in the same location, on the same day, and decide which you actually want rather than which you assumed you wanted.
