Sector 135 is defined by Candor TechSpace, the Brookfield-owned campus whose tenants have included TCS, Cognizant, Genpact, Samsung and KPMG. Around it sit Assotech Business Cresterra, Stellar IT Park, GM IT Park and Logix space. Between them the sector covers most office requirements from a small fitted suite up to large floors.

The first decision is campus or independent building, and they are genuinely different products. A campus gives you managed facilities, security, cafeteria arrangements and a certain address, usually with a longer commitment and a higher all-in cost. An independent building is cheaper and more flexible, but more of the day-to-day falls on you.

The second thing to get right is the total cost rather than the headline rate. Maintenance is frequently quoted separately, and the difference between the rent you were told and the amount that leaves your account each month can be substantial. Ask for the all-in figure per square foot and compare buildings on that.

What makes 135 practical rather than merely large is the housing. This is a real residential sector as well as an office one — villas, high-rise societies and plotted development — so staff can live within a short commute. That is not true of every commercial sector on the corridor, and it shows up in how easily you can recruit and retain.

Metro is at the 142 and 137 stations rather than in the sector itself, so if a meaningful share of your team commutes by metro, check the walk from station to building before you commit to a specific address.
